Work is soon to begin on a brand new, £1.295m home in Tibenham, near Diss, which will combine modern materials with contemporary living spaces and look out over open farmland.

The property will occupy plot two at Long Row and is being constructed by Devlin Developments, a local developer which specialises in creating aspirational but sustainable new-build homes.

Abby Palmer, land and new homes manager at Warners New Homes, says the team at Devlin Developments “endeavour to make conscious substitutions with the materials they use without sacrificing quality” and will use cutting-edge technology and the latest energy-efficient system to minimise the property’s environmental impact.

As a result, homes at Long Row are expected to achieve a higher EPC rating – which is good for both the environment and the homeowner, as it reduces running costs.

Inside, the property will offer modern living spaces and will include a statement entrance hall and open-plan living area featuring a kitchen and dining and living space.

The living area will have a free-standing wood-burning stove – and bi-fold doors at the rear will lead out into the garden.

Elsewhere on the ground floor there will be a study, cloakroom, pantry and utility space, as well as a media room with an electric fire.

A modern staircase, finished in oak and glass, will lead up to the first floor. The master bedroom will feature a dressing area and en suite with a feature bath, shower, two sinks and a toilet, as well as two double doors leading out on to a large balcony overlooking the garden.

The second bedroom will also have fitted wardrobes and an en suite, and two further bedrooms will be served by a family bathroom.

Once complete, the property will have patios and landscaped gardens, plus a detached double garage with electric doors and a car charging point.

Work is expected to complete in December 2023.
